De Scheepmaker - 55 apartments (construction started)
A new neighborhood is being constructed where the river Spaarne connects Haarlems’ historic center with its former industrial roots: the Scheepmakerskwartier.
The name and design characteristics of the building ‘de Scheepmaker’ refer to the site's ship building history. The design provides 55 dwellings varying in typology. Whether it is a maisonette or a (loft)apartment; 27 of the 55 homes are unique in composition and size. The plan of the building is directly influenced by the (urban) context: lines of sight and a high incidence of light throughout.
While a maisonette offers a 5 meter high ceiling, an apartment will provide an internal balcony or a rooftop garden.
The three story parking facility is placed in the heart of the building.

The façade design refers to the iconic industrial buildings along the river Spaarne. The building volume is divided into different heights related to adjacent buildings and the urban profiles along the river and railroad. The cuts in the volume mark the entrance. A different type of façade in the heart of the building makes the rigid brick contours stand out.
A wide range of housing types and scales is designed, varying from 3-layer houses along the street to unique loft apartments on the higher levels. A 3 layer parking garage is hidden inside the building.
The building is made of 5 and 8 layer volumes placed on a 3 layer common plinth. In the heart of the building are terraced apartments. The roofs are used for residential terraces, solar panels and vegetation as water buffer.
A rigid masonry grid with huge windows is designed on the façade facing the water. At the lower parts of the building, the façades are more closed reflecting the relation to adjacent buildings.
